Why would anyone want to buy in Florida when it is almost impossible to afford homeowners and flood insurance?

I currently live and own a beachfront home in Costa Rica, with low cost of living and expenses. I had considered purchasing a residential/vacation home in Naples. After extensive research, I decided it was not fiscally feasible! Escalating home insurance rates, insurance providers canceling and leaving the State, increasing costs for goods and services, traffic congestion, weather situations, escalating property taxes, and escalating HOA dues. It would actually be cheaper to buy a liveaboard yacht, and anchor off Naples and Miami!

overpriced houses with over priced insurance with overpriced HOAs with overpriced property taxes in an area that is getting over crowded and may get hit again and again with hurricanes. yeah, nope..

Telling buyers to marry the house and date the rate without saying that rates may not go down for many years and the house may go down in value making it impossible to refinance is irresponsible and deceptive.

Naples is insane. I'm looking at homes purchased 1.5 to 2 years ago for 500k listed now for 1.3M+ and realtors telling me I better buy it NOW before it doubles again next year. At that rate, most homes here will be 10M+ in the next 5 years according to these realtors. They love peddling some FOMO!

Current 30yr rates are 7.55%… Demand has shutdown because Banks are not lending. Inventory increasing, Foreclosures increasing, Insurance and Taxes through the roof! FL has become one of the most expensive places to live, Facts…

It’s Buyers Remorse, people who purchased the last 2 years are underwater. In 2025, there will be a blood bath on Condos when the new laws/regs go into effect. Inventory is also increasing because fewer people are moving to FL, High taxes and even higher insurance FL is one of the most expensive states to live in!! Do your homework, do not buy in FL now, better deals hopefully in 2025. Rates are not going down anytime soon..

Second homes: first out, last in and overpriced at peak. Florida is a good place to rent before you become an expat (no state income tax, rent to establish residency before you leave the country, and avoid paying high property tax). Florida taxes are designed for the wealthy. In my mind, the state is a "has been" (like much of the population) that will pay a fortune not to go under water, and will be decimated by ever more powerful hurricanes, like what happened recently in Acapulco. That could have been Miami or Tampa. I remember working for a real estate investment trust in 1974. Just about every property in Florida went into foreclosure (mostly newly constructed condos and apartments). Single family detached did OK nationally in 1974. You may think the world was vastly different 50 years ago, but oddly, it wasn't.

It seems like there are more baby boomers who live in the Midwest and are now ready to at least become snowbirds. Some have decided with this economy that they must choose to be in Florida full time and find that it is cheaper to "summer in Duluth"..than it would have been to winter in Florida .

Is the insurance cost prompting sales? Dramatically increased HOA fees..after condo collapsing..hurricanes?...

Interest rates will remain at current levels or higher through 2027 at least. People who are buying now are overpaying.
